Relocating to the Pearl District

The Pearl District, formally known as the Northwest Industrial Triangle (not quite the shining name we know of it today) was given the name Pearl District in 1985 by a gallery owner name Thomas Augustine who told a magazine writer that the neighborhood's artists, at the time working in rundown old buildings, were similar to pearls inside of funky oysters. The name stuck and today, Portland's Pearl District is definitely a diamond in the rough.

The Pearl District is bordered by the Willamette River to the north, Interstate 405 to the west, Northwest Broadway on the east, and Burnside Street on the south. It's the home of Portland's famous Powell's City of Books, multiple shops and restaurants, Oregon's favorite 10 Barrel Brewing Company, and some of the trendiest lofts and condominiums in the city.

The Pearl District has been rated #7 best neighborhoods to live in Portland and is home to just under 12,000 residents. This chic and hipster community features galleries and cultural institutions, boutiques and famous cafés and restaurants.

The Pearl District Real Estate

Since the 1980s, the Pearl this to because been reclassified as a mixed-use from industrial to conversions, offices, high-rise condominiums and warehouses to loft conversions. This increase has made the popularity for loft-style where houses and condominiums extremely high and with the construction of the Cosmopolitan on the Park building, which opened in 2016, it is the tallest building in the Pearl does in the eighth tallest building in Portland literally changing Portland skyline. The popularity of this and other loft and condo buildings in the Pearl district has increased home prices throughout the downtown area.

The average home price is about $568,000 with median rent of about $1300, quite different from the neighboring Old Town. 74% of residents rent while just 26% own property in the Pearl District. 

Studio loft and condominiums can start at around $150,000 so affordability here, especially for live/work lofts or condos, starter condos or investments, is quite proficient. However, on the other end of that spectrum are high-rise penthouse condominiums over $1 million. Because these are all condos and lofts, residents will also have HOA fees which can range anywhere from $100 a month to over $1000 a month depending on the location, condition of the property and amenities. Those with higher HOA fees will likely have swimming pools, rooftop gardens or seating areas, fitness centers, and concierge services.
